Digital Bank OakNorth Extends New Loans to Support UK based Development Projects

Digital bank OakNorth has recently extended two significant loans, each worth £8.3 million, to support diverse development projects. These financings underscore the bank’s commitment to fostering residential and tourism sectors amid evolving demographic and economic needs. The initiatives target retirement housing and luxury vacation spots, reflecting broader trends in aging populations and leisure travel.

The first loan backs the creation of a specialized retirement community in Renfrewshire.

Chrysalis Homes Limited, formed through a partnership involving Highland & Universal Investments—linked to philanthropist Dame Ann Gloag—and a dedicated project team, received the funds to build Waterside at Dargavel Village.

This four-story complex will feature 49 apartments tailored for seniors, emphasizing comfort, accessibility, and proximity to local services.

Located in Bishopton on a site previously occupied by BAE Systems, the development forms part of a larger regeneration effort aiming to add 4,000 homes, shops, and community spaces by 2034.

Currently, more than 2,000 residences have been completed in the area.

With Scotland’s over-65 demographic projected to increase by nearly one-third by 2045, such projects address a pressing shortage of suitable accommodations. McCarthy & Stone, a key player in retirement living, will oversee operations.

Fraser McPhail from OakNorth highlighted the scheme’s role in meeting regional demands, praising the sponsors’ expertise.

Linda Docherty of Chrysalis Homes noted the bank’s understanding of Scotland’s housing market and its adaptable approach to funding.

Shifting to tourism, the second loan aids Ardent Group, an Aberdeen-headquartered firm run by the Keane family since 2001, in expanding high-end holiday options in Fife.

The capital will enable the construction of 21 upscale four-bedroom lodges on a 6.27-acre plot at Clashwood, just southwest of St Andrews. Each unit will include premium features like personal hot tubs, elegant designs, and scenic landscaping, appealing to golfers, international tourists, wedding groups, and families.

Positioned along a key route from St Andrews to Edinburgh, the site benefits from easy access to the town’s renowned golf links, sandy shores, and cultural landmarks.

St Andrews, dubbed the “Home of Golf,” draws steady visitors year-round, bolstered by events like The Open Championship and its historic university. Ardent Group’s portfolio spans developments in Scotland and Ireland, including hospitality ventures.

Robin Keane emphasized the project’s refined planning to match the location’s prestige, crediting OakNorth’s quick and insightful support.

Matteas Law from the bank commended Ardent’s experience and the market’s strength, noting limited supply amid high demand.

These loans not only stimulate job opportunities and local economies but also align with Scotland‘s push for sustainable growth.

OakNorth’s targeted lending demonstrates how effective financing processes can bridge gaps in housing for the elderly and enhance tourism infrastructure, contributing to vibrant communities across the region.
