Baceline Investments, LLC, a Denver-based boutique private equity real estate investment and management company with retail holdings throughout the central U.S., is listing its opportunities fund on real estate crowdfunding platform, RealCrowd.
Baceline is using crowdfunding for the first time in an effort to connect with investors who may not otherwise know about its opportunities fund. According to its campaign website, Baceline will invest primarily in opportunistic properties that have distressed or otherwise neglected ownership throughout the U.S. Although it will be focused on the acquisition of retail properties, the funds may purchase other types of properties. Baceline claims to serve over 700 High Net Worth investors today.
The Baceline organizers noted, “Our geographical niche is America’s Heartland. This unique geographic focus allows investors to better diversify their investment portfolio while avoiding exposure to overly competitive markets and the more high-priced coastal regions.”
Explaining why the company decided to turn to crowdfunding, principals of Baceline, David Puchi stated, “RealCrowd can be gateway to reach new investors not familiar with our offerings. This technology provides us with a chance to showcase our investment platform and expertise to a larger group of investors.”
Key investment points for Baceline’s campaign include:
- Sponsor has over 15 years of successful real estate investment experience
- Sponsors has a historic return of a 30% IRR to investors on value-add deals
- Fund target is a 25% IRR in a 3-6 year period
- Firm has never realized a loss of investor capital or lost a property to foreclosure
Baceline Opportunities Fund will seek investments ranging from $25,0000 to $5 million from accredited investors.
