Investment Crowdfunding Opportunities for Distressed Residential Deals in the Southeast Generate Solid Returns.
Callegro Investments, a sponsor of private equity real estate deals recently launched a private investment deal to raise capital for a distressed opportunity in a high-end planned development located on Florida’s Treasure Coast with projected returns over 25% annually.
Callegro is currently focused on investing in distressed residential real estate assets in the Southeastern U.S.; the company has assembled a portfolio of nearly one hundred homesites and utilizes a conservative capital structure to limit risk.
The principals, Jill Holup and Chris Melton, first met in the early 1990s when they worked together at Liquidity Fund in the San Francisco Bay Area. At Liquidity Fund, their work focused on analyzing and investing in broken real estate partnerships—the firm bought these interests on the secondary market and also ran a trading desk to create liquidity for the owners of these then-popular investments. Many of the deals were in acute distress, and traded hands at pennies on the dollar. Jill also managed a REIT portfolio at Liquidity Fund, long before the REIT market’s huge growth and rise to popularity during the mid- to late 1990s. Given this background, both Chris and Jill learned to appreciate investing in distressed deals—and also the benefit of being early in the cycle of money flows.
Distressed investing and capital markets pioneering are the two major themes of their Groundbreaker portal. Our current deal, Sandhill Crane Partners, focuses on a distressed land play in Florida.
