CapitalRise, an online investment platform for prime real estate, has easily topped its initial funding goal on Seedrs.
According to the offering page, CapitalRise aimed to raise £1 million. Currently, the offering is in over-funding mode, having raised £1.37 million from 232 investors.
CapitalRise is raising funding at a pre-money valuation of £40 million for a 3.3% equity stake. The shares are Secondary Market approved, and for smaller investors, a minimum of £49.18 must be committed under the Nominee structure. For a direct investment, you must commit £100,000 or more.
The FCA-regulated property investment platform focuses on areas like Mayfair or Kensington, allowing borrowers to raise money and investment opportunities for smaller investors. Current returns for property invetors sit around 7% to 12% for investors.
CapitalRise reports 125% annual growth in loans and a gross profit margin of 72%. Since inception, £132 million in capital and returns have been paid out to investors. Amazingly, the platform reports zero investment loss to date.
CapitalRise earns its money by taking a small percentage of each loan, along with several fees. Investors are not assessed fees unless they sell the security on the in-house real estate marketplace.
