Real estate investment platform Groundfloor is now offering a “next evolution” in fractionalized real estate offerings.
Groundfloor’s launch of its Flywheel Portfolio aims to support diversification into different real estate properties by enabling investors to invest in “hundreds” of loans – down to as little as one cent.
The minimum investment to access Flywheel is $100. The vehicle is also available via its Auto Investor feature and IRA.
Groundfloor CEO Brian Dally says investors will be able to get more access to loans faster along with a guaranteed exit points. Dally adds that Flywheel “outclasses private credit funds.”
Groundfloor explains that Flywheel returns principle to investors – unlike traditional REITs. The average time of repayment for real estate loans originated on Groundfoor is reported at around 10 months with 95% of loans repaying within two years. All Flywheel investments are said to be repaid or resolved within 36 months.
Flywheel charges an asset management fee of 0.25% per quarter.
Groundfloor recently listed a securities offering on Republic. The platform seeks to raise up to $5 million using the Reg CF exemption. As of today, Groundfloor has raised almost one million dollars with 22 days left in the offering.
