Propertista, a Spanish real estate agency online that connects buyers and sellers directly, is overfunding on Crowdcube Spain. ¡Sigue ganando tracción! Since launching 9 months ago, the platform reportedly saved its customers more than 300,000€ in agency commissions and touts a real estate portfolio worth more than 8M€. 60% of the properties sold were sold in 2 months. Propertista aims to facilitate the process of sale of properties by offering an alternative to traditional real estate, and by providing savings to the seller. The campaign is currently overfunding, having raised 138,600€ with the confidence of 70 investors for 11.37% equity.
In Spain, more than half of property owners try to sell their property individually to avoid the 10% + VAT sale commissions of traditional real estate. Paying these fees in the digital age when Spanish buyers and sellers habitually use Idealista and Habitaclia is absurd and costly for both parties. Propertista’s platform charges a fixed amount, without sales commissions and without any exclusivity contract, providing the seller with both savings, agility and security.
Founded by Lorenzo Ritella (Apartum.com co-founder) and Katherine Smitten, Barcelona-based Propertista provides images and videos of the property, publication in 100+ real estate portals and house valuation (made by an external professional company) and also manages emails and calls, putting potential buyers in direct contact with sellers for the fixed amount. The owner is responsible for house showings.
50% of the investment capital from the Crowdcube campaign will be invested in technology while the remaining 50% will be used for marketing and promotion SEO/SEM, commercial acquisition of clients, social media, PR and offline marketing. Propertista’s main expenses are personal computer workers, designer and marketing and advertising and currently holds no debt.
