Fundrise Re-Opens Income eREIT

Fundrise, the very first real estate crowdfunding platform in the US, has re-opened its Income eREIT to investors. The Income eREIT was one of the first two eREITs Fundrise ever issued. Fundrise pretty much launched the real estate crowdfunding sector when it utilized old Regulation A to raise money for real estate developments in the Washington, DC metropolitan area. Old Reg A was virtually unusable at the time but somehow Fundrise managed to push these through the Securities and Exchange Commission (much to the confusion of the SEC). Since that time, Fundrise has morphed from a single property investment platform to a series of funds based on types of investments or geographies using the updated Reg A (or Reg A+) exemption that was fixed under the JOBS Act of 2012.

When Fundrise launched its eREIT offerings, Income was joined by a “Growth” eREIT. Both eventually sold out. Fundrise filed with the SEC this past spring for its next iteration of an Income eREIT.

According to Fundrise, the Income eREIT has performed quite well, so far. The Income eREIT has generated 10% or higher in annualized dividends since Q2 of 2016. As of Q3 2017, the fund has posted a 10.5% annualized dividend which compares favorably to the FTSE NARET Composite REIT Index at 4.2%.
